HBK Villa Rentals offer a complete villa management service so that you can have the peace of mind to know that your overseas investment is being well managed and looked after. WE offer the following services:

SERVICES OFFERED:

  • All year round management – Villa will be checked on a regular basis to ensure that it is properly kept. We also hold keys for owners whose villa is not in the rental programme (There will be a monthly charge for holding keys)
  • Housekeeping services
  • Villa will be cleaned during the guest/tenant stay. (Toiletries and linen change will be provided by the management company). The arrival and departure cleaning for the guest/tenant will be charged to the Owner. Owner will be charged US $10.00 per hour for maid service when the villa is occupied by themselves or their guests.
  • General maintenance (Charged to owner)
  • General maintenance charge will be passed on to the owner (e.g. broken water heater). Should there be a need for major repairs; the owner will be contacted to approve such repairs if it exceeds US $400.00. (Except in the case of an emergency) These repairs will be paid by the owner.
  • Short and Long Term Rentals
  • Sourcing of clients for long and short term rental.
  • Payment of all other expenses associated with the villa
  • E.g. Insurance, Utilities etc (These are deducted from the owner’s rental income). Owner is required to pay to CDAL in advance three months community charge at the start of the contract.
  • Quarterly statements
  • Statements are prepared quarterly based on a calendar year.

VILLA REQUIREMENTS

  • Villa must be air-conditioned – All rooms should be air-conditioned. (Air-condition in both bedrooms only is also acceptable)
  • Direct dial telephone – Telephone should have free incoming international calls system (this is a free service offered by Cable and Wireless).
  • Cable TV – (There is an option of Karib Cable or CTV)
  • Good standard of kitchen equipment, furniture and linen
  • Kitchen equipment should include microwave oven, toaster, coffee maker and kitchen utensils for six. Two sets of bed linen for each bed and two sets of towels
  • Contents, building and third party liability insurance (Anjo Insurance is recommended)

COMMISSION

  • 20% commission will be deducted from the gross income for the services provided. If a property is vacant for a month in any quarter, a management fee of US 75.00 will be chaged


CONDITIONS

  • Owners will be required to supply us with adequate notice when they intend to occupy their villa. Thirty days notice in the summer period and ninety days notice in the winter period is required.
  • Note: The running cost on the villa is approx US $1,800.00 per year for insurance and US $287.50 per month for community charge. We can safely say that your income will cover the running costs of the villa.

Periods of rental:
December 1st to May 15th (winter or Peak Season) and May15th to November 30th (summer or low season).
